Irymple is a quieter satellite of Mildura, traditionally a vine-growing area, and the housing reflects that mixed history. You’ll find brick-veneer homes from the 1970s and 80s on the original blocks, post-war weatherboards in pockets, and a growing supply of newer four-bedroom builds on subdivided vine blocks closer to the highway.

The reactive clay soils common across this part of the region are something to pay attention to on any older home. Cracks above doors and windows that follow the line of the brick courses, doors that stick in summer and swing free in winter, gaps between skirting and floor — these are all signs of soil movement, and they’re more common around Irymple than buyers expect.

Where I see significant movement, the report flags it with photographs and a clear severity rating. Most cracking is cosmetic and stable. Some is structural and needs further investigation. The point of the report is to tell you which is which.
